Comparison

Gestorent versus a managing agent or Excel

Gestorent is neither a managing agent nor a spreadsheet: it is a tool for landlords who manage one to twenty properties themselves. Against a managing agent, the price is fixed and known in advance; against Excel, the QR-bill, bank reconciliation and tenancy law apply automatically rather than by hand.

Versus a managing agent

A fixed price, not a staffed service

A managing agent has staff, procedures and management software costing five figures. Gestorent charges a fixed monthly tier — the exact amounts are on the Pricing page.

Tenancy law lives in the code, not in a handout

An item not provided for in the lease is never rebilled, even if an agency's statement listed it. A renovation fund stays with the landlord, whichever line it was filed under.

Nothing is recorded without being seen

A settlement's breakdown is shown before it is saved. A payment with an unreadable reference waits to be filed rather than being attributed to the most likely tenant.

Managers under mandate have their own tier

The Agency tier exists for whoever runs a portfolio on someone else's behalf under mandate: Gestorent does not pit managers against landlords, it serves both.

Versus a spreadsheet

QR-bills and bank reconciliation are automatic

Every rent goes out as a QR-bill (QRR or SCOR); importing the bank statement (camt.053/054, any Swiss bank) reconciles payments without re-entry.

Charge settlements follow art. 257a-b CO

Only items agreed in the lease are rebilled, and a renovation fund stays with the landlord — a spreadsheet doesn't know that, and reminds no one.

Unpaid rent follows a legal deadline, not a guess

Art. 257d CO opens a thirty-day deadline before the formal notice: Gestorent tracks it, a spreadsheet doesn't compute it.

There's no bulk import

Data entry is guided, property by property, rather than copied from a file: allow an afternoon for about ten units. That's a real cost, not a hidden one.

What we're asked when comparing

Is Gestorent cheaper than a managing agent?

The price is public and fixed per month (see the Pricing page), without a managing agent's staff and procedure costs. For managers under mandate, the Agency tier exists rather than a replacement.

Does a managing agent know tenancy law better than Gestorent?

The tenancy law Gestorent applies (art. 257a-b CO for charges, art. 257d CO for unpaid rent) is kept in the code, not in a handout: an item not agreed in the lease is never rebilled, whatever an agency's statement might have listed.

Why pay for what a spreadsheet does for free?

A spreadsheet doesn't generate a QR-bill, doesn't reconcile a camt bank statement, and doesn't track the art. 257d CO deadline: those three tasks then get redone by hand every month.

Is moving data from an Excel file automatic?

No: entry is guided, property by property, not a bulk import. Allow an afternoon for about ten units — and write to us if your portfolio is larger.
